401 Ocean Avenue

We are proudly offering two townhomes and three condominiums for purchase at one of Santa Monica’s most prestigious and historical addresses – 401 Ocean Avenue.

The property is a designated landmark parcel designed by the acclaimed Robert Farquhar in 1910. The original home is a lasting statement of the famed story of the Ocean Avenue Bluffs overlooking the Pacific Ocean.

Our design includes the historic rehabilitation of the existing residence and its conversion into two townhomes. We will restore the exterior cladding and as many original windows as are feasible. In addition, the large garden spaces with original decorative trellis will be preserved.

The new three-home residences will have ocean views throughout each residence (along the Georgina Avenue and Ocean Avenue corner). The new building will meet sustainability goals where possible and feasible. We welcome our partnership with preservation professionals and Santa Monica’s Landmarks Commission to help reimagine a distinguished property and continue the legacy of the Ocean Avenue Bluffs.

Some of the extraordinary features of 401 Ocean Avenue…

Small community of only five residences

Every residence is 3,000+ SF, with the townhomes 3,000+ and 4,200+ SF.

Dream Team

We have the best of new and historic local architects, consultants and contractors passionately coming together to renovate and reinvent a 1910 masterpiece for the 2020’s.

Palisades Park & Montana Avenue

We’re right across the street from Palisades Park and the bluffs — and walking distance to the world-famous Montana Avenue and the downtown area Santa Monica.

Luxurious living spaces

We have thought through the space planning for the floor plans to maximize and achieve large indoor living spaces in the new and renovated units. Each townhome and condominium will boast large private yards and outdoor spaces.

An historic, landmark home

Designed by legendary architect Robert D. Farquhar (and the husband of the first female Olympian, Marion Jones Farquhar) — 401 Ocean Avenue is one of Santa Monica’s remaining treasured addresses.

New three home residences

Top and middle residences have stunning private rooftop decks. The lower residence uniquely enjoys its own private garden space and a bonus room.

We proudly celebrate NOMA, Santa Monica Conservancy, the Landmarks Commission and Santa Monica History Museum.
